How to Make Your Vacation Rental Memorable and Stand Out from the Competition


You have an investment property in a desirable location with all the amenities.  Unfortunately, you are not alone and the competition is fierce! So how do you make your property stand out amongst the sea of others that are that are listed on sites like VRBO, AirBnB and across the web?





Hostfully, a company who specializes in helping property managers of short term rentals succeed, suggests targeting a niche.  They say while it’s important to have a broad guest profile, it is also a good idea to target one niche as your ideal guest profile.  For example, if your property is located within close proximity to some of the most beautiful golf courses in the world, you may want to target Golfers as your ideal guest.  A themed property is a fun way to to do this!  Maybe add an indoor putting green in a bonus space or the garage, include golf themed nicknacks, wall art, or throw pillows in your decor.  Perhaps that garage can be completely converted into a golf themed game room, complete with a simulator! In any room of the property, you can really drive your theme home with a mural.  Large or small, a mural can truly personalize your space and set your home apart when potential renters are scouring the internet for their perfect stay.  Whatever your unique selling point is, Hostfully agrees, narrowing in on what makes you special is a good differentiating factor that will set you apart on the booking platforms. 




I have painted murals for several rental properties in various themes.  Beach homes, Mountain homes, even a wellness retreat in the Dominican Republic.  But one of my most favorite projects was for a speakeasy themed game room.  My client converted the garage into a fun “Speakeasy” straight out of the 1920’s.  They named the home “Bootleggers Bungalow” and working with my client, I created an interactive scene that not only enhanced the space, but also provided a fun selfie spot where their guests could pose in front of, and interact with, the mural for a fun and memorable photo op! We even added a “sign” in the mural highlighting the name of the property “Bootleggers Bungalow”. You can view a quick tour of this fun space here.

Another unforgettable mural depicted a detailed beach setting that welcomed visitors as they entered through the main door. Spanning an area of 350 square feet, the mural extended up the staircase from the entrance hall to the primary living area. At the top of the initial set of stairs from the foyer I painted a magnificent Blue Heron in flight that acted as a central feature, welcoming guests into the residence. My clients were so enamored with the artwork that they chose to name the property “The Blue Heron” and incorporated the theme throughout the entire home.
